1.Scope of These Service Conditions
These Service Conditions apply to all guests, customers, visitors, bookers, group organizers, and any persons using, requesting, receiving, accessing, or entering any service, facility, system, communication channel, or premises connected with the Hotel.
These Service Conditions apply whether the service or interaction takes place on-site, online, by phone, by messaging application, through social media, through the website, through a booking platform, through a self-service or self-check-in system, or through communication with hotel staff, representatives, or authorized service providers.
These Service Conditions also apply to systems, tools, and channels used to provide or support hotel services, including but not limited to the Hotel website, booking engine, payment-related systems, self-check-in systems, guest service applications, in-room and hotel-area Wi-Fi, messaging channels, email, marketing channels, social media engagement, online forms, consent-management tools, and other online or offline service systems.
These conditions cover general service use, guest conduct, safety, hotel discretion, limitations of responsibility, third-party services, website use, communication channels, privacy-related references, cookie-related references, service systems, and other general terms not fully covered under specific policy pages.
Additional terms may also apply under our Reservation Policies, Stay Policies, Privacy Policy, Cookie Policy, and any rate plan, package, promotion, quotation, or written agreement.
Some third-party platforms, applications, booking engines, payment systems, communication tools, social media platforms, analytics tools, advertising tools, map services, consent-management tools, or other service providers may also have their own terms, privacy notices, cookie policies, technical requirements, and service limitations.
Our Privacy Policy explains how personal data may be collected, used, stored, shared, and protected when guests or customers use our website, make reservations, communicate with the Hotel, use hotel systems, or use our services.
Our Cookie Policy explains how cookies and similar technologies may be used on our website, including necessary cookies, analytics cookies, advertising cookies, consent preferences, and related website technologies.
Where a specific written agreement, quotation, rate condition, policy page, consent setting, third-party term, or legal requirement applies, that specific condition will apply together with these Service Conditions unless clearly stated otherwise.
2.Acceptance of Hotel Policies
By using our services, guests and customers agree to follow all applicable hotel policies.
Guests are responsible for reviewing and complying with the policies that apply to their booking, stay, visit, or service arrangement.

11.Guest Property and Personal Belongings
Guests are responsible for their own personal belongings.
Guests should not leave valuables unattended in rooms, vehicles, public areas, swimming pool areas, or non-designated areas.
The Hotel is responsible only for loss or damage that is clearly proven to have occurred during the stay and directly caused by the Hotel's negligence.
Valuables such as cash, jewelry, gold, watches, electronics, documents, or other high-value items that are not deposited with the Hotel and declared in writing may be subject to limited compensation, with maximum compensation not exceeding 5,000 THB.

Guests park and use the parking area at their own risk.
The Hotel, its staff, and Sabuy Retreat Co., Ltd. are not liable for loss, theft, accident, or damage to guests' vehicles or belongings kept inside vehicles, except where required by law.
Guests must park tidily in designated areas and must not block buildings, pathways, entrances, exits, service areas, emergency access, other vehicles, or accessible parking spaces.

Guests use the swimming pool at their own risk and must follow all posted pool rules, water-safety notices, and staff instructions.
There is no lifeguard on duty. Guests are responsible for supervising themselves, their children, non-swimmers, and any accompanying persons who require assistance.

The Hotel will make reasonable best efforts, within available resources and operational conditions, to restore swimming pool service as soon as reasonably possible.

Unless expressly stated otherwise in writing, third-party services, platforms, systems, and providers are independent from the Hotel and are not operated or fully controlled by the Hotel.
The Hotel is not responsible for the acts, omissions, delays, pricing, availability, safety, quality, terms, privacy practices, cookie practices, data handling, technical limitations, service interruptions, or service failures of third-party providers, platforms, or systems.
Guests and website users are responsible for reviewing and accepting any third-party provider's own terms, conditions, pricing, cancellation rules, safety requirements, privacy notices, cookie policies, technical requirements, and service limitations.
17.Website and Information Accuracy
The Hotel makes reasonable efforts to keep information on www.baantip.com accurate and up to date.
However, room descriptions, photos, facilities, services, prices, promotions, availability, and other information may change from time to time.

If there is any difference between these Service Conditions and the Privacy Policy or Cookie Policy on a privacy, personal-data, cookie, or consent-management matter, the more specific Privacy Policy or Cookie Policy will apply to that matter.
19.Communication Channels
Guests and customers should use official hotel communication channels for reservation changes, service requests, cancellation requests, special arrangements, and important notices.
Requests, amendments, cancellations, complaints, or service issues should be communicated clearly and as early as possible.
The Hotel may not be responsible for delays, missed requests, or unresolved issues caused by incomplete messages, unofficial communication channels, incorrect contact information, or messages sent outside service hours.
20.Complaints and Service Recovery
If a guest experiences a problem during the stay, the guest should report the issue to the Hotel as soon as possible during the stay so the Hotel has an opportunity to review and assist.
Reports made only after check-out may limit the Hotel's ability to verify the issue, resolve the problem, or consider any adjustment.
The Hotel will make reasonable efforts to handle complaints fairly and professionally, but service recovery, compensation, refund, discount, or adjustment is not guaranteed unless required by law or agreed in writing.
21.Force Majeure and Events Beyond Control

Temporary closure or limitation of facilities, including the swimming pool, caused by unsafe water conditions, natural contamination, weather, environmental conditions, emergency maintenance, technical limitation, or other circumstances beyond the Hotel's reasonable control will be treated as an uncontrollable service condition.
Where legally required, the Hotel will assess affected bookings or services in accordance with the laws of Thailand.
22.Legal Compliance
Guests and customers must comply with applicable laws, regulations, government orders, and hotel policies during their booking, visit, stay, and use of services.
The Hotel may refuse service, contact authorities, or take legal action if there is suspected illegal activity, safety risk, fraud, property damage, or serious policy violation.
23.Right to Amend Service Conditions
The Hotel, operated by Sabuy Retreat Co., Ltd., reserves the right to modify or amend these Service Conditions for future service use, bookings, or visits.
Any changes will be posted on www.baantip.com and will apply after the policy update.
Existing confirmed bookings will not be affected by future changes where the law or written booking conditions require otherwise.
24.Acknowledgment and Acceptance
By making a reservation, using our website, communicating with the Hotel, entering the Hotel premises, checking in, or using any hotel service, guests and customers confirm that they have read, understood, and agreed to these Service Conditions in full.
