Stay Policies & Terms
Effective Date: July 1, 2026Last Updated: October 19, 2026
1. Check-In, Check-Out and Guest Registration
Reception Hours and Check-In
- Reception is open 08:00–18:00.
- Standard check-in is 15:00–18:00.
- Self-check-in is available 18:00–23:59 by advance arrangement. Payment and guest registration must be completed in full before room-access information is provided, without exception.
- Advance bookings must be paid before arrival. Guests without an advance booking (walk-ins) may pay at check-in.
Contact and Assistance Outside Reception Hours
Assistance from on-site or on-call staff is available for general requests as well as emergencies between 18:00 and midnight. Guests may request help through LINE OA: @bthost or the Hotel's night-support telephone number, provided at check-in or in the self-check-in instructions.
LINE replies may be slower at night.
After midnight, the Hotel provides assistance for emergencies only. Please send details via LINE first and call only if a genuine emergency requires it. Reception is not staffed 24 hours a day.
No-Show
Guests with a room booking who have not checked in by 23:59 on the check-in date will be considered a no-show. Check-in after midnight is not available, and the booking for that day will end.
Check-Out
Please check out by 12:00.
If leaving before 08:00, you may check out by returning the keycard and its sleeve to the Express Check-Out box, the large green metal box beside the reception counter.
Early Check-In
Early check-in depends on room readiness and the Hotel's approval, subject to the following conditions:
- From 14:00: the Hotel may allow complimentary check-in at its discretion; this cannot be guaranteed in advance.
- 11:00–13:59: THB 300 per room.
- Before 11:00: a charge equal to the full room rate for one night.
Paying an early-check-in fee in advance does not guarantee that the room will be ready at the requested time.
Late Check-Out
The Hotel may allow a complimentary extension until 13:00, considered case by case. This is not an automatic entitlement.
Late check-out after 13:00 is an optional service that must be prepaid. Guests must request late check-out before 12:00 noon. Approval is subject to room availability and operational circumstances and cannot be guaranteed in advance. Charges follow the time periods and conditions stated in this policy.
- 13:01–15:00: THB 300 in total, allowing room use until 15:00 once approved and paid.
- After 15:00 until 18:00: THB 600 in total, with departure no later than 18:00. If you know from the outset that you need the room during this period, or are unsure whether you can leave before 15:00, please pay THB 600 in one payment.
- If you have paid THB 300 for room use until 15:00 and wish to extend until 18:00, you may request approval and pay another THB 300, bringing the total to THB 600. Confirmation and payment must be completed before the originally agreed departure deadline.
Paying THB 300 does not automatically entitle you to use the room until 18:00. If you leave before the agreed time, the Hotel will not reduce the fee already paid.
Applying Late-Check-Out Payments to an Additional Night
To change from late check-out to an additional night's stay, you must receive confirmation from the Hotel and complete payment no later than 15:00 to apply that day's late-check-out payments toward the room rate for the additional night.
The additional amount payable is the room rate for the additional night minus the late-check-out fees already paid. The original night's room charge is not included in this calculation. Requesting an additional night before 15:00 without receiving confirmation or completing payment does not meet this condition.
If confirmation or payment occurs after 15:00, late-check-out payments cannot be applied to the room rate. The fees already paid remain charged, and the full room rate for the additional night must be paid separately.
Credit eligibility depends on when confirmation and full payment are completed, not the actual departure time, even if the guest continues using the room into the night.
Fee Examples
If the room rate for the additional night is THB 1,000:
- THB 300 already paid for late check-out, with the additional night confirmed and paid by 15:00: pay THB 700 more, for a total of THB 1,000.
- THB 600 already paid for late check-out, with the additional night confirmed and paid by 15:00: pay THB 400 more, for a total of THB 1,000.
- THB 300 paid, followed by another THB 300 for room use until 18:00, then the additional night confirmed at 16:00: pay the full additional room rate of THB 1,000, for a total of THB 1,600.
- Only THB 300 paid for late check-out, with the additional night confirmed after 15:00: pay the full additional room rate of THB 1,000, for a total of THB 1,300. A second THB 300 extension fee will not be added automatically if that service was not requested. Separately approved or used extensions remain chargeable as usual.
If the initial request is to use the room after 15:00 until 18:00 without staying another night, pay the total THB 600 fee in one payment.
Conditions for Extending Room Use
Remaining beyond the agreed time does not automatically entitle you to continue using the room or stay overnight. Extensions require the Hotel's approval and are subject to room availability. Payment does not entitle you to use a room the Hotel needs to provide to another guest.
If the Hotel approves room use after 18:00 at the full room rate, late-check-out payments cannot be applied to that rate because the 15:00 deadline has passed.
Once an additional night's stay is approved, guests may use the room until standard check-out at 12:00 the following day, even if they choose to leave earlier.
An additional night's stay includes replenishment of amenities and drinking water, fresh towels and bed making, provided during 08:00–18:00. The Hotel cannot guarantee housekeeping after 18:00 or additional breakfast.
Approved continued use of the same room until 23:00 is not a new check-in arrival, so the late-arrival no-show condition does not apply in this case.
Registration Documents
Thai guests must present a valid national ID card at check-in. Foreign guests must present a valid physical passport at check-in.
2. Registered Guests and Visitors
In these policies, “Registered Guests” means the guest or group who check in with the booker or under the booker's name, whose numbers the Hotel has verified as matching the reservation.
“Unregistered Guests” means people who arrive later, join the room after check-in or are additional to the number stated in the reservation.
Only Registered Guests may stay overnight. Anyone who has not been approved and registered with the Hotel may not stay overnight, remain in a guest room or remain on the Hotel premises after 20:00.
Anyone wishing to join Registered Guests in the same room must notify the Hotel to register and have an available accommodation arrangement considered. Options may include:
- Booking an additional room.
- Extra futon without breakfast: THB 300 per person per night.
- Extra futon with breakfast: THB 500 per person per night.
- Additional adult without a futon, additional supplies or amenities, or breakfast: THB 200 per person per night.
- Additional child without a futon or breakfast: THB 100 per person per night, within the room's occupancy limit.
Additional guests are subject to room availability, maximum occupancy, safety limits and the Hotel's approval.
If the person refuses to register, pay the relevant charges or comply with the approved conditions, the Hotel reserves the right to refuse the stay or require the person to leave the premises.
Registered Guests are responsible for the conduct, safety and charges of their visitors, Unregistered Guests and accompanying persons.
Non-paying visitors must leave the Hotel premises by 20:00. If they remain later, the hosting guest may be charged an additional-person fee.
3. Occupancy
Normal occupancy is two people per room, except for the Family Twin Room, which normally accommodates four people per room.
Standard adult occupancy is limited to two per room, except for room types specifically designed to accommodate more guests.
Additional guests, children or bedding may incur extra charges and must remain within the room's maximum occupancy and safety limits.
Exceeding occupancy limits, failing to declare the true number of guests or using the room for more people than permitted may result in additional charges, refusal of the stay, removal from the Hotel or cancellation of the remaining stay without refund.
4. Children
Children are welcome. Guests under 18 must check in with a parent or responsible adult.
Infants and young children may share an existing bed with their accompanying adult, within the room's occupancy limit. Additional-person and breakfast charges follow the selected room rate or rate plan and the conditions below.
If the accompanying adult's room rate or rate plan includes breakfast, breakfast is complimentary for one young child per room. Additional breakfasts cost:
- Children: THB 150 per person.
- Adults: THB 250 per person.
In One Bedroom, the Hotel may allow infants or young children to share the existing bed if there is enough space. Bed space is limited, no extra bed or futon can be added, and total occupancy must remain within the room's limit.
5. Extra Futons and Additional-Person Charges
Rooms that accommodate extra futons may accommodate additional guests, with futon charges as listed below:
- 2+1 people: normal occupancy of two, plus one additional guest using one extra futon, for a maximum of three people.
- 4+2 people in Family Twin Room: normal occupancy of four, plus up to two additional guests using one extra futon each, for a maximum of six people.
- One Bedroom: no extra futon can be added.
Please request extra futons in advance. Provision is subject to the Hotel's availability.
The Hotel's extra bedding is a floor futon with a pillow, blanket, towel, amenities and drinking water, rather than a folding or rollaway bed.
Charges per person per night:
- Extra futon without breakfast: THB 300.
- Extra futon with breakfast for one person: THB 500.
- Additional person without a futon or breakfast: THB 200 per adult / THB 100 per child.
These prices include tax, and total occupancy must remain within the room's limit. Paying additional charges does not entitle guests to exceed occupancy limits or guarantee that sharing an existing bed will be possible.
6. Pets
Pets are not allowed on the Hotel premises. Violations incur a fine of THB 3,000 per occasion.
The Hotel reserves the right to refuse the stay, require removal of the pet and charge additional cleaning, repair or damage costs as appropriate.
7. Smoking
Smoking is prohibited in guest rooms, on balconies, indoors and in any other area not designated for smoking.
Smoking is allowed only in the Hotel's designated outdoor areas away from communal spaces.
Violations incur a THB 3,000 cleaning or deodorizing fee. Guests are also responsible for additional cleaning, repair or replacement costs for damage caused by smoke, odors, burns or related causes.
8. Prohibited Food and Items, and Cleanliness
Durian, mangosteen, sataw, shrimp paste, fermented fish and other strong-smelling food, fruit or items are prohibited in guest rooms. Violations incur a THB 3,000 cleaning or deodorizing fee.
Guests are asked to keep rooms clean and avoid activities that cause strong odors, stains, attract insects or pests, or damage the room.
The Hotel may charge additional cleaning fees if a room requires special cleaning beyond normal housekeeping.
9. Cooking and Fire Prevention
Cooking is not permitted in guest rooms except One Bedroom, where simple cooking with an electric stove is allowed. Lids must be used to control splashes, smoke and odors, and neighboring rooms must not be disturbed.
One Bedroom has no kitchenette. Permission to cook does not mean the Hotel supplies cooking equipment. Open flames and gas stoves are prohibited.
Candles, incense, gas stoves, charcoal stoves, portable gas burners, devices that produce flames or sparks and other activities that pose a fire risk are prohibited in guest rooms and buildings.
Guests are responsible for damage, cleaning, repair, replacement and emergency-response costs resulting from unauthorized cooking, flames, smoke, fire or unsafe activities.
10. Noise and Quiet Hours
Guests are asked to keep noise at a reasonable level and avoid disturbing other guests.
Quiet hours begin at 20:00. Please refrain from loud music, shouting, parties, loud conversations and activities that disturb other guests or the neighboring community.
Repeated noise complaints or serious disturbance may result in warnings, fines, refusal of the stay or cancellation of the remaining stay without refund.
11. Conduct and Safety
Guests are asked to treat other guests, staff and the neighboring community courteously and respectfully, and to care for and respect the Hotel's property.
Weapons and illegal items are prohibited, as are excessive drinking, intoxication, disorderly behavior, fighting, harassment, threats and inappropriate conduct.
Where necessary, the Hotel reserves the right to refuse check-in, require people to leave, contact the authorities or take legal action.
Guests are responsible for the conduct and actions of their family members, visitors and accompanying persons.
12. Guests' Personal Property
Guests are responsible for looking after their belongings. Please do not leave valuables unattended in guest rooms, communal areas, vehicles or areas not designated for safekeeping.
The Hotel is responsible only for loss or damage clearly proven to have occurred during the stay and to have resulted directly from the Hotel's failings.
Valuables such as cash, jewelry, gold, watches, electronic devices, documents and other high-value property that have not been deposited with the Hotel and whose value has not been declared in writing may be subject to limited compensation, not exceeding THB 5,000.
The Hotel is not responsible for loss or damage caused by:
- Force majeure.
- The condition or nature of the property itself.
- Actions or negligence of guests or accompanying persons.
- Leaving property in an area not designated for safekeeping.
- Events that cannot be proven to result directly from the Hotel's failings.
Any loss or damage must be reported to the Hotel immediately during the stay. Reports made after check-out will not be considered.
13. Care of Hotel Property and Responsibility for Damage
Guests must not move, alter, misuse, remove from the Hotel or damage its property, including furniture, equipment, linens and room supplies, amenities, decorations, plants, fixtures and other property.
If Hotel property is lost, damaged, heavily soiled, altered or removed, guests are responsible for the actual cleaning, repair or replacement costs.
The Hotel may charge for damage discovered during the stay or after check-out if there are sufficient reasons and evidence to connect the damage to the guest's stay.
14. Keys, Keycards, Access Codes and Wi-Fi
Guests must carefully use and safeguard keys, keycards, access devices, room codes, gate codes, Wi-Fi passwords and other information for accessing the Hotel's services.
Copying, distributing, publishing, transferring, selling or disclosing these codes or credentials to unregistered or unauthorized persons, or misusing them, is prohibited.
Please notify the Hotel immediately if a key, keycard or access device is lost or stolen, or if codes or credentials have been disclosed, accidentally shared or may have been misused.
For safety, the Hotel may change, suspend, restrict or reissue keys, keycards, codes and access credentials as appropriate.
Guests may be responsible for costs arising from loss, damage, misuse, unauthorized sharing or failure to return devices, such as:
- Replacement keys, keycards or access devices.
- Replacement of locks or locking systems.
- Code resets.
- Security call-outs.
- Other reasonable related costs.
Please return all keys, keycards and access devices at check-out or when requested by the Hotel.
Wi-Fi is provided for reasonable guest use. Illegal or inappropriate activities, interference with systems, network abuse, unauthorized access and activities affecting the security, privacy or service quality of the Hotel, other guests or third parties are prohibited.
Guests are responsible for loss, damage, security issues, unauthorized access and additional costs arising from misuse, careless handling or unauthorized sharing of keys, keycards, codes and access credentials.
15. Additional Supplies and Housekeeping
The Hotel provides two complimentary bottles of drinking water per room per day (four bottles per room per day for Family Twin). Additional water can be purchased at Reception or the Hotel's café.
Guests may ask about or request additional supplies. Some items may incur charges.
For extra futons, bedding, towels, toiletries or other items, please notify Reception before 18:00.
Additional supplies depend on stock and the Hotel's service availability, so not every item or request can be guaranteed.
16. Swimming Pool Use and Safety
The swimming pool is complimentary for registered overnight guests only. It is not open to outside visitors.
The Hotel recommends pool use during 07:00–18:00. These are recommended safety hours, not a pool closing time. Solar lighting around the pool is relatively dim, so use after dark is not recommended.
The pool measures 7 × 12 meters. The first half along its length is approximately 1.5 meters deep, gradually sloping to 2 meters.
Because of this depth, the pool is suitable for swimmers aged 10 and above. This is a recommendation, not a prohibition on younger children. Children must, however, be supervised by an adult.
There is no lifeguard on duty. Guests must assess their ability and accept the risks of their own pool use. Children, non-swimmers and anyone requiring assistance must be supervised by a responsible adult at all times.
Please read and follow the notices and pool rules displayed in the pool area.
The following activities and items are prohibited in and around the pool:
- Parties or gatherings that disturb others.
- Urinating in the pool.
- Food or drinks in the pool area.
- Running, pushing, rough play, diving or unsafe behavior.
- Glass, sharp objects or items that may cause harm in the pool area.
- Activities affecting water cleanliness, safety or other guests' peaceful stay.
The Hotel may close the pool without prior notice for emergency maintenance, unsafe water, natural contamination, unsuitable weather or environmental conditions, or other safety and operational reasons.
Temporary restrictions or closure due to natural causes, water-quality problems, emergency maintenance, weather, the environment or other circumstances beyond the Hotel's reasonable control are treated as uncontrollable disruptions similar to force majeure. The Hotel, its staff and Sabuy Retreat Co., Ltd. are not responsible for interruptions, restrictions or closure resulting from these causes.
The Hotel will take reasonable steps, within available resources, to restore service as soon as possible.
17. Parking
The Hotel provides free parking for guests, subject to available space. Guests must park and look after their own vehicles.
The Hotel may designate or limit parking areas, use of parking and the number of vehicles per room as appropriate for safety, guest convenience and Hotel operations.
Guests park and use the parking area at their own risk. The Hotel, its staff and Sabuy Retreat Co., Ltd. are not responsible for loss, theft, accidents or damage to vehicles or belongings inside them, except where the law requires otherwise.
The Hotel is not responsible for damage or accidents caused by natural disasters, weather, falling objects, environmental conditions, force majeure, other guests or third parties, or events beyond the Hotel's reasonable control.
Please park tidily in designated areas and within marked spaces where provided. Do not obstruct building entrances, walkways, access routes, service areas, emergency access, other vehicles or guests' movement.
Accessible parking is reserved for vehicles carrying someone who needs it. Please do not use these spaces if no one in the vehicle requires them.
The Hotel will take reasonable care to keep the parking area safe, clean and convenient. It remains a self-service area where guests must park and look after their vehicles and accept the risks of using it.
18. Policy Violations
Failure to comply with these Stay Policies may result in warnings, additional charges or fines, refusal of service, removal from the premises, cancellation of the remaining stay without refund or legal action as appropriate.
The Hotel reserves the right to take reasonable action to protect all guests' safety, comfort, property and peace.
19. Acknowledgment and Acceptance
By booking, checking in, entering a room or staying at the Hotel, guests are deemed to have read, understood and accepted these Stay Policies in full.
